5. Tenant Selection

8. Ongoing Property Management

    We conduct routine inspections every 4 months (after the initial 2-month check). This procedure reassures you that your property is being well-maintained. If the first inspection is satisfactory, following inspections will be spaced at 4-month intervals. We believe that conducting an inspection every 3 months is unnecessary for good tenants.

  • Why 4-Month Inspections?
    Tenants appreciate having their privacy respected, and inspections every 4 months rather than every 3 months tend to foster a positive, long-term relationship between landlord and tenant. Good tenants are more likely to stay responsible and take care of the property if they feel their privacy is valued.

  • Zero Tolerance Policy on Rent Arrears:
    We have a strict zero tolerance policy towards rent arrears, ensuring that rent is paid on time and addressing any issues immediately.

  • Detailed Ingoing & Outgoing Inspections:
    Our ingong and outgoing inspections are the most comprehensive in the industry. Clear and detailed photos and descriptions protect both you and the tenant. This documentation is crucial if a tenant causes damage to the property and a compensation claim arises. We ensure that these reports are thorough and can support any potential claims to CBS or SACAT, preventing disputes and safeguarding your property.


Repairs & Maintenance

We ensure that all maintenance and repairs are handled efficiently, using professional contractors who provide high-quality service at fair prices.

  • Preferred Contractors:
    We maintain a list of trusted contractors who offer great value without compromising on quality. We’ll provide you with a quote before any job starts, and you’re welcome to engage your preferred contractors if you wish.

  • Smoke Alarm Maintenance:
    We recommend using Smoke Alarm Services for annual smoke alarm maintenance (around $119/year) for safety and insurance compliance.

  • Air Conditioner Maintenance:
    We check that air conditioner filters are cleaned during each routine inspection.


Garden Care

We want your property to look great, and that includes well-maintained gardens.

  • Tenant Responsibility:
    Tenants are responsible for the lawns and gardens, but as the landlord, you are responsible for pruning trees.

  • Providing Garden Tools:
    We recommend providing an easy-to-use hose or sprinkler for the tenants. If there’s no sprinkler or hose, tenants may not go out of their way to get one, and it helps ensure the garden looks just as good when they move out.
