🖋️ 3. Sign the Agency Agreement

When you’re ready to list, we prepare a sales agency agreement — the official go-ahead for us to sell your property. We explain everything clearly so you know exactly what you’re signing.

🚪 7. Open Inspections & Private Viewings

We run open homes and private inspections that work around your schedule. Our team showcases your property’s strengths and engages with every potential buyer — always professional, never pushy.

💬 8. Negotiations

When offers come in, we negotiate on your behalf — aiming for the best possible price and terms. We’ll keep you informed every step of the way and support you in making confident decisions.

📝 9. Contract Signing

Once a price and terms are agreed upon, contracts are signed and the buyer pays their deposit. Your conveyancer or solicitor will hold the funds securely while we move to the next step.

❄️ 10. Cooling-Off Period

In South Australia, residential buyers have 2 business days to change their mind after signing. It’s a standard part of the process and helps protect the buyer — nothing to stress about on your end.

✅ 11. Subject to Conditions

Many sales are subject to finance, building & pest inspections, or the sale of another property. These conditions must be met (or waived) before things become official.

🔒 12. Going Unconditional

Once all conditions are satisfied, the contract becomes unconditional — meaning the sale is locked in. From here, both parties prepare for settlement.

🔑 13. Settlement & Key Handover & Celebrate

On settlement day, the legal transfer is completed, funds are released, and we hand over the keys to the buyer.
